In the public sector, the construction of the nation's largest modular house will be promoted.

The Korea Land and Housing Corporation (LH) announced on the 27th that it will build the largest modular house in Korea in the L5 section of Sejong City's 5-1 living area (smart city national demonstration city) within this year. Smart turnkey is a collective bid by reflecting smart construction technologies such as modularity in all processes from construction design to construction.

In addition, LH has also established the 2030 LH OSC Housing Roadmap to innovate the construction industry system and revitalize the modular housing market. OSC (Off-Site Construction) is a method of manufacturing more than 70% of major construction members at factories based on de-site construction, transporting them to sites, and assembling them.

Modular housing is a form of manufacturing most of the members at the factory using the OSC method and then assembling them at the site. It can shorten the construction period by about 30% compared to the existing reinforced concrete method and reduce carbon and waste emitted during construction, enabling eco-friendly construction.

A total of 450 households are being built by LH in the L5 area of Sejong's 5-1 living area using the smart turnkey method of Korea's first apartment house. All are integrated public leases. LH plans to shorten the construction period to quickly supply housing and create a smart residential complex that reflects robot delivery, zero energy, and smart communities. As a result, Sejong L5 area is the largest in Korea based on the number of modular housing households, with 1327 general public rental units (12 floors above the ground) and 450 modular houses.

In order to standardize modular housing and introduce core technologies, manufacturers, designers, and construction companies will collaborate from the design stage to apply modular housing-only planes. In addition, it will demonstrate the performance of inter-floor noise blocking and promote the certification of long-life housing by taking advantage of the strengths of modular housing.

LH plans to select a company and complete it in May 2027, starting with the announcement of the construction bidding at the end of this month, a preliminary review of the qualifications to participate in the bidding next month, a design drawing application in August, and a design evaluation in September.

In order to revitalize modular housing and lead the OSC industry, which are national tasks, LH decided to build the nation's largest modular housing in the Uiwang Chopyeong A4 area in Gyeonggi-do as well as Sejong L5 area under the 2030 LH OSC housing roadmap.

Through the roadmap, LH will expand its modular housing orders with the aim of reducing the construction period by 50% by 2030 and securing construction costs at the level of existing public law. From this year to 2025, 1,000 households will start construction on modular housing, and 3,000 households from 2026 to 2029.

Oh Joo-heon, head of LH's public housing division, said, "There is a need for innovation in the construction industry that shifts the construction production system from field-oriented to factory production. In the future, we will expand the ecosystem base of the smart construction industry by promoting OSC customized systems such as special cases of design and supervision and exceptions to the application of paid materials."
